Prior to the introduction of the Gas Register in 2009, the Landlord Certificate was governed by CORGI standards (during which time it was referred to as the CORGI Proforma).

 

During the last 10 years, however, the responsibility for ensuring the safety of all gas appliances has belong to the Gas Register, which features a comprehensive list of all officially accredited engineers who are legally allowed to work in homes throughout the UK.

 

You must hire a Gas Safe-registered engineer to carry out the inspection of the gas appliances in your home, in order to guarantee the integrity of the work and the safety of your paying tenants.

 

In addition to ensuring that you have a new CP12 certificate issued every 12 months, it’s also important that this is delivered to your tenants within 28 days of the previous documentation expiring.

 

In the case of new tenants, they must have their certification within 28 days of their move-in date, and it’s crucial that you remain on top of this as a landlord.
